Three documents are currently part of the Development Plan for the area, being "primary considerations" in dealing with planning applications.
Adopted Local Plan was adopted in 1996 and most of its policies were "saved" by order of the Secretary of State in 2007. The relevant documents and plans are set out below. This plan will be superseded by the emerging Local Plan once adopted. Consideration shall be given to the policies and allocations in the emerging plan when determining planning applications before adoption of the plan.
Devon County Minerals Local Plan (2004) was adopted by Devon County Council in 2004. The Minerals Plan is currently being revised.
Devon County Waste Local Plan (2006) was adopted by Devon County Council in 2006. The Waste Plan is currently being revised.
The following documents used to form part of the Development Plan but were revoked by the Secretary of State in 2013.
RPG10 Regional Planning Guidance for the South West was published by the Government in 2001, and sets out strategic level considerations.
Devon Structure Plan was adopted by Devon County Council in 2004 and provided strategic level policies for Devon.
Dartmoor National Park Teignbridge District Council does not make planning decisions about land within Dartmoor National Park, and none of the planning documents we produce apply to that area, although we do discuss cross-boundary issues. Planning information for the National Park area is available on their website www.dartmoor-npa.gov.uk

Teignbridge Council has prepared two Supplementary Planning Documents, which provide more detailed policy issues needed to deal with planning applications but are not part of the "Development Plan".
Affordable Housing Supplementary Planning Document [1Mb] was adopted in 2010. This has been updated in 2011 in the Executive Report for updated Affordable Housing SPD [1Mb] and Executive Report on Rural Exception Site and Cross Subsidy.
Trees and Development Supplementary Planning Document (October 2005) [4Mb] was adopted in 2005.
We also prepare Planning Guidance notes which are not formal planning policy but provide helpful guidance and advice to applicants.
The Council has agreed to approve the Draft Employment Land Supplementary Planning Document for consultation and adopt it as interim development management policy to be taken into account in the consideration of relevant planning applications.
The Council has also agreed to approve a change to its current policy on rural exception sites for affordable housing. This relates to 'saved' Policy H8 in the adopted Teignbridge Local Plan and introduces potential for incorporating limited open market housing on rural exception sites where this is necessary to achieve viability.
