5. Strategic Housing Land Availability Assessment (SHLAA)
The Strategic Housing Land Availability Assessment (SHLAA) is a technical exercise that is used to help inform plan making in Teignbridge.
The SHLAA assesses whether potential sites that have been brought to the attention of the council are available, suitable in planning terms and are capable of being developed in the next 5 years and beyond. The SHLAA process is supported through advice provided by a Panel of representatives from across the spectrum of the house building and development industry.
The section below includes the 2010 SHLAA report and annexes, and its update in 2012.
It should be noted that the assessment of the deliverability and developability of sites for new housing through the SHLAA process and the identification of potential housing sites in the local authority SHLAA report does not indicate that planning permission will be granted for development or that the site(s) will be allocated for development in future plans. Planning proposals on sites identified in the local authority SHLAA report will be judged on their merits against the relevant Development Plan policies and other material considerations
Local authorities in the Exeter Housing Market Area have agreed a joint methodology for assessing sites and preparing SHLAA reports.
