4. NA3 Wolborough, Newton Abbot

The Teignbridge Local Plan 2013 – 2033 (Policy NA3) allocates land at Wolborough, Newton Abbot for a high quality mixed use development, including at least 1,500 new homes, 10 hectares of land for employment uses, social and community facilities, green infrastructure, recreation space and a vehicular route connecting the A380 South Devon Link Road with the A381 Totnes Road.

Development at NA3 shall also meet other requirements in relation to the environment, sustainability and nature conservation. It will respect the setting of the parish church of St Mary the Virgin, provide a buffer to Decoy Woods, and protect and enhance the Wolborough Fen Site of Special Scientific Interest (SSSI) and flight routes and foraging areas of greater horseshoe bats.

We are preparing a Development Framework Plan (DFP) for the NA3 allocation. We have sought expert technical advice from consultants in relation to greater horseshoe bats and the Wolborough Fen Site of SSSI that will be used to help inform the DFP.

The consultants’ reports are now available for information. We are not inviting comments on these reports at this stage, but there will be an opportunity for this when a draft DFP and its Strategic Environmental Assessment (SEA) screening have been completed and these are published for public consultation. We will provide further information about this later this year, when the corresponding link will become live.
