8. After the planning decision

If the application is refused or withdrawn the applicant can contact us for a free discussion to consider if the reasons for refusal or withdrawal can be overcome in a revised submission, therefore avoiding an unnecessary appeal.  Requests for detailed advice on revised submissions after this free discussion will be subject to normal pre-application planning advice fees.

The applicant has the right to appeal to the planning inspectorate following a refusal.

If the application is approved, there will usually be conditions that need to be discharged. There is an application form and a fee payable for each request (not per condition). You can apply online or download a paper form from the applying for planning permission page.

If you want to amend your planning permission you can apply to make very minor changes as a Non Material Minor Amendment. Changes that are still minor in nature but may have more impact will require a Variation of Condition application to change the plans condition. More substantial changes may require a new planning permission. You can apply online or download a paper form from the applying for planning permission page.
